Each Project is developed with the intent of retaining units which increase in value while generating rental income without debt. Our Goal is to amass over $200 million in free and clear investment property units with rental income production of over $20 million per year. Along with many other income streams from Real-estate sales, Rental management, Design and Construction management and associated new business development, our companies long term success is insured.

Jeffrey Shoup
President / CEO World Development & Ocean Developers LLC

Jeffrey T. Shoup is the President and CEO of 36 integrated companies, which include World Development and Ocean Developers, LLC. Jeff is responsible for overseeing all aspects of the firm’s public and private projects totaling over $200 million in planned development.
Jeff has vast experience in all aspects of development including finance contract law and construction, as well as architecture and engineering. With over 3,000 homes sold, and developments ranging from subdivisions, mid-rise and High rise condominiums, marinas and foreign investments, Jeff has the knowledge and experience necessary for continued growth and success.
During his career, Jeff has served in a variety of positions including but not limited to:
Mr. Shoup attended Coastal Carolina University where he studied Contract Law, Real Estate Law, Mathematics and Geology. He is an accomplished Development Designer, a self-taught architect, and self-taught engineer and has over 50 sales and management achievement awards. Among other talents he is a television producer, director and editor, award winning photographer and was the first in South Carolina to develop the C-41 color processing method at the age of 10.
Jeffrey Shoup is a devoted husband and father of four. He is also an accomplished Super Catamaran Ship Sailor and Captain with over 30 Global Regatta 1st place finishes, Sailing Speed World Record Holder from Spain to Canary Island and St. Croix to St. Thomas. Mr. Shoup is also the inventor and creator of several marketed products.

“Tommy” Hix is the co-owner of 21 integrated companies. He shares responsibility for overseeing all aspects of the firm’s public and private projects.
Mr. Hix began his real estate and construction career in 1985 and has over 20 years of direct real estate and construction related experience. He is co-founded of Ocean Developers in and currently serves as partner of Oceanfront Real Estate Company.
Prior to joining Ocean Developers, Tommy has been a top producer in real estate sales and shared in management responsibilities for over 20 years in Myrtle Beach area. He currently holds real estate licenses in North and South Carolina. As owner and operator of his own real estate company for many years, Tommy has been responsible for the sale and construction of numerous homes and commercial buildings during his career.
Tommy is the devoted husband of Dixie and father of four children. He is active in the local community and as a member of Our Lady Star of the Sea Catholic Church.
Tommy Hix attended Elon College in Elon, North Carolina and Fortune School of Real Estate in Myrtle Beach, SC. He has trained and mentored hundreds of successful real estate agents over the years. Since Partnering with Jeffrey Shoup of World Development he has co-developed over $200 million in real estate and business developments.
Steve McIntosh
Broker in Charge of Oceanfront Real Estate Company and Vice President of International Sales and Development
Mr. McIntosh began his real estate and construction career in 1969 and has over thirty-five years of direct real estate and construction related experience. He joined Ocean Developers in 2004 and currently serves as Broker in-Charge of Oceanfront Real Estate Company and Vice President of International Sales and Development for World Development. In this current capacity, he is responsible for the executive oversight and management of Oceanfront Real Estate Company and for the sales and construction of International projects now underway.
Prior to joining Ocean Developers:
Mr. McIntosh has four children and four grandchildren. He is active in the local community and is an active member of Ocean view United Methodist Church in Oak Island, NC. His favorite past time is sailing and saltwater fishing. He also enjoys playing golf.
Attending the University of North Carolina at Charlotte with a Business Administration major, Steve McIntosh is also a graduate of the Realtors Institute at the University of North Carolina in Chapel Hill. He has trained and mentored hundreds of successful real estate agents over the years.
